By booking our villa and doing a deposit you are agreeing to the following Terms and Conditions:

1.  You have read, seen the layout of the villa and understood all the information about the villa you are going to book.

2.  You understand we are offering you a Self–Catered Villa, and based on this concept the price per day is calculated. Extra services can be provided by a third party for an extra cost, please pay them directly.

What is Self–Catered Villa? It’s defined as self-contained property offering clean, comfortable, furnished accommodation for visitors who are also provided with the means to prepare and cook their own meals.

3.  For booking/reservation/cancellation you need to contact the Reservation Dept (9:00 am- 6:00 pm).

4.  Extra room/mattresses, linens, towels and blankets are only provided from 9:00 am to 5:00 pm. Thereafter, it is not possible to provide this service as staff are not onsite.

5.  For Checkin/Checkout or any issues that may arise at the villa, you must contact/phone the manager/supervisor allocated to you via email or Whatsapp by Reservation Dept. This is to ensure you get the best quick service.

6.  For 4 nights or less, linen/towels will not be changed. Our price per day is calculated based as a Self catered villa concept. If you want linen and towels to be changed daily we are happy to offer you this service for an extra cost which you need to confirm when doing the booking with us.

7. Check-in any time after 1:00 pm and Check-out is at 10:00 am please. Defaulting will result in forfeiting your full security deposit. Early check-in or late check-out is strictly subject to availability and will be chargeable by the management.

8.  Daily housekeeping service is available between 12 noon to 5:00 pm. Thereafter additional housekeeping charges for 5 hours is INR 1,000 to be paid to the housekeeper direclty

9. Save Energy: We request you to kindly switch off the lights and ACs when leaving the villa or going sightseeing. Staff and Managers are also trained to accomplish our pledge.

10. GST receipts are issued once the full payment is received and when guest have checkout of the villa. This is done only by Accounts Department within 48 hours via email/hard copy. Receipts are not issued at the villas by Supervisors/Managers on duty or during check in process. Corporate clients please note - TDS not applicable under Section 194-I of ITA.

11. If you break or dirty or damage anything in the villa. You must fix or replace or pay for it.

12. Once the booking is confirmed for 'X' number of people, no reduction in the price will be accepted if the number of individuals decreases.

13. If an extra individual are found residing in the villa, we shall deduct an extra fee per person from the security deposit for that day. The booking is only for the guests who have paid for the facilities.

14. No Smoking inside the villa please. You can smoke outside the villa in the garden area or in the balcony. We need the rooms smelling fresh for our next guest. If found we may ask you to leave the premises and security deposit will be forfeited without discussion.

15. We have a staff quarter at Phase 1, 2, 3, 5, 10 and 11 where the supervisors/security guard resides.

16. For swimming pool villas - The person doing the booking is responsible for all individuals (including children) using the pool during your entire stay. Swimming Pool accessible ONLY between 8:00 am -8:00 pm. There are no lifeguard services at the Pool and all persons using the pool or entering the pool area do so entirely at their own risk and responsibility. Children must be supervised by the parents at all-time near the swimming pool.

17.  STRICT QUIET HOURS – 9:00 PM ONWARDS. To maintain a peaceful environment, loud music, drums, fireworks, and any excessive noise are strictly prohibited from 9:00 PM to 9:00 AM. Our neighbours include senior citizens, and we respect their rest and health after 9:00 PM. Please note that the High Court’s regulations on noise pollution in Goa are extremely strict for business premises. Any violation will result in forfeiture of the security deposit and immediate eviction.

18.  Hosting events (e.g., weddings, anniversaries, DJ nights, or similar) requires prior government approvals. Please note that the INR 40,000 security deposit will be forfeited if any noise violations occur after 9:00 PM. Kindly contact us in advance for guidance and assistance.

19. Strictly no drugs or illegal substances allowed in or around the villas or any unsolicited business.

20.  If there is a power cut only a light and a fan will be operational in every rooms, this backup is provided by an invertor. AC will not function.

21. Any payments made are strictly non – refundable, under any circumstance. We recommend that you take holiday insurance to cover the expenses incurred for canceling your trip such as sickness, injury, or death of you, a family member, or a traveling companion.

22. Big buses and tempo travellers are not permitted to park or enter in our villa. Panchayat parking is available for an additional fee one kilometre from the villa.

23. The management accepts no responsibility for loss, theft or damage of personal items or valuables. Kindly ensure safekeeping of your belongings and put valuable items in the digital locker provided.

24. Any changes to your booking must be sent via email and confirmed by us. Modification by verbal communication will not be accepted.

Booking Procedure: As per our company policy

  1. Last minute bookings(within next 15 days), long weekends, public holidays, travel agents have to do 100% payment to M/s Villa Calangute ie AIRBNB, MMT, etc does to confirm the booking.

  1. 50% to confirm the booking within 1 hour (non-refundable)
  2. Pending 50% must reflect in our bank account 48 hours before check-in.
  3. Security Deposit: INR 20,000 @ Phase 17, INR 10,000 @ All other Villas, INR 40,000 for events held and toward violations of house rules will be collected in cash and held by the Manager toward their inventory breakages, loss, theft and damage etc. and is refunded upon departure as long as the villa is returned in the same condition it was given.
  4. For online payments done if there is any technical error or price mismatch or double booking in the system/website/third party portals after doing the payment account department will issue a refund within 24 hours.
  5. ID proof of all guests to be sent on whatsapp 24 hour before arrival for a quick check-in
  6. Credit card payments will attract 3% service fee to be paid to Payubiz directly.
  7. IMPS/RTGS, GPAY, UPI, PAYTM, Xoom.com -- 0% fee
  8. The minimum stay at any of our villas is 3 nights. During public/bank holidays is 4 nights and Over X'mas/New Year is 7 nights.
