17 AC Bedrooms (Entry Level 12 Bedrooms)

Our 17 AC bedroom boutique villa is great for hiring out the whole unit for events, great for a wedding, family re-unions or intimate gatherings. Being a small, independent villa, we can give you the personal touch, look into the finer details that will make your day special and form memories that will last a lifetime. Entry level is 12 AC bedrooms and rest of the rooms are locked during your entire stay.

17 Bathrooms

The bathrooms are tastefully designed and all your comforts taken into consideration from the table top wash basins, large granite counters, retractable clothes lines, 8” rain showers to large vanity mirrors with beautiful lighting. There are bathrooms on the ground floor, with lowered sink and toilets with grab rails and supports ideal for disabled and elderly guests. The Superiors bathrooms have bathtubs and Deluxe bathrooms have walk in showers.

KITCHEN, AC LIVING  &  AC DINING ROOM

Guests have private exclusive use of the living and dining room area. The majestic living room is adorned with chandeliers and has enough seating for all your group to gather around and watch a movie or play a game. The large dining table is great for having a large feast with all the group spread around the table.

The villa features a fully equipped commercial kitchen that is reserved exclusively for our in-house Professional Chef, who specializes in Indian, Jain, Chinese, and Continental cuisine.
To ensure safety, hygiene, and smooth operations, the commercial kitchen is not accessible to guests, and self-cooking is not permitted.

Guests may enjoy freshly prepared meals by booking our chef service at an additional cost. Please note that outside caterers are not permitted to access or use the commercial kitchen.

For your convenience, the living area is equipped with a refrigerator, microwave, toaster, electric kettle, tea and coffee supplies, along with cutlery, crockery, and beer, wine, whiskey, and water glasses for your use.

Garden / Gazebo

The gated villa is compounded and has a large garden, ideal for an evening barbecue by the swimming pool. The whole resort is immaculately kept as are the surrounding gardens. The charming garden is very pretty and well-tended. The large lawn area caters well for mixed age groups with lots of space to run around and have a game of badminton, archery or basketball. The pool is surrounded by sun beds to sit back and relax or take a dip in the swimming pool. A private gazebo at the back of the villa which offers guests the option of dining outdoors.
Enjoy the charming private sit out area with a vista of the swimming pool and enjoy Al fresco dining. The beautiful dining Gazebo is 10x 6m and hosts comfortable seating for a large group of people. A high chair is available free of charge, subject to availability. The extensive collection of art and sculptures add to its charm as an ideal getaway.

AC Party Room

The new PARTY ROOM with Bluetooth tower Speakers in the basement is a great space for a private party with its own private bar, Bluetooth tower speaker, a dance floor area, stage, great lighting system, booth seating, wall murals and bespoke neon lighting. You can book it for INR 7000 per night from 8pm to 4am. You can get your own DJ and drinks too. This party room is for exclusive use of the guests staying at the villa.

Large DJ speakers are strictly not permitted for use near the swimming pool area at any time and music will be stopped by security staff.

Private Swimming Pool

If the rigors of the beach prove too much, your own exclusively private swimming pool, with kid's pool and sun loungers are on hand. The delightful swimming pool has a safe beach style entry and is complemented by a two Elephant Showers which spout water from their trunks into the swimming pool allowing you to cool off after basking in the sun. The 12 x 5 meter swimming pool has an attached 3 x 4 meter kid’s pool and 4 x 2m Jacuzzi with overflowing waterfall, great for a back massage. Pool towels are provided. The dilemma is whether to hang around the pool or take a 10 minute walk to the sea and beach!

Housekeeping

Housekeeping is done daily for 4 hours which consists of thoroughly cleaning the whole villa. Bed linen, bath towels and pool towels are provided and changed twice a week.

Security

Each guest room has a digital safe to keep your valuables secure. The property is gated and has a night time security guard that patrols the area. The external grounds of the accommodation are monitored by CCTV surveillance offering you additional security. The resort has additional safety and security features such as fire extinguishers, railings around balconies, outdoor lighting and a First Aid kit for those unexpected small cuts and scrapes. We want to make you feel safe and sound, ensuring peace of mind throughout your stay. Parking is available onsite.

No smoking indoors – permitted only in balconies or garden areas

STRICT QUIET HOURS – 9:00 PM ONWARDS. To maintain a peaceful environment, loud music, drums, fireworks, and any excessive noise are strictly prohibited from 9:00 PM to 9:00 AM. Our neighbours include senior citizens, and we respect their rest and health after 9:00 PM. Please note that the High Court’s regulations on noise pollution in Goa are extremely strict for business premises. Any violation will result in forfeiture of the security deposit and immediate eviction.

Hosting events (e.g., weddings, anniversaries, DJ nights, or similar) requires prior government approvals. Please note that the INR 40,000 security deposit will be forfeited if any noise violations occur after 9:00 PM. Kindly contact us in advance for guidance and assistance.

No large/mini buses or Tempo Traveller are allowed to enter/park at our villas.

Personal Staff ( eg. drivers, cooks.) are not permitted to stay/sleep inside the villa unless prior paid arrangements are made.

Outsourced chefs must be accompanied by their own dishwashing and service staff to ensure smooth kitchen operations.

Valuables & personal belongings - The management cannot be held responsible for any loss, theft, or damage. Please use the digital locker & secure all doors/windows.

Directions to Phase 17

From the airport/train station ask the taxi driver to take you to Calangute, North Goa. As you enter Calangute via Chogm Road, you will see St. Alex Church at the roundabout. At the roundabout take the 1st exit on the left, you will pass by Royal Kaju House (on the right), then 1st left again, you will pass Akal Shawls on the left-hand side. Continue down the road until you reach DITOSA circle. Stop there and on the left hand side is Villa Calangute Phase 10 followed by Villa Calangute Phase 17, 11 and 12. Villa Calangute Phase 13 and 14 are next door to Villa Calangute Phase 10. Villa Calangute Phase 11 is behind Phase 12.

Alternatively if you are coming from Nerul side, you can also come to Decathalon (well-known landmark) and take the 1st right at Babutes Supermarket, continue straight down the road until you reach Ditosa Circle.
