By booking our villa and doing a deposit you are agreeing to the following Terms and Conditions:

  You have read, seen the layout of the villa and understood all the information about the villa you are going to book.

  You understand we are offering you a Self–Catered Villa, and based on this concept the price per day is calculated. Extra services are provided by thrid party for an extra cost to be paid to them direclty.

  What is Self–Catered Villa? It’s defined as self-contained property offering clean, comfortable, furnished accommodation for visitors who are also provided with the means to prepare and cook their own meals.

  For booking/reservation/cancellation you need to contact the Reservation Dept (9am- 6pm).

 For Checkin/Checkout or any issues that may arise at the villa, you must contact/phone the supervisor allocated to you via email or Whatsapp. This is to ensure you get the best quick service.

  For 3 nights stay linen/towels will not be changed. Our price per day is calculated based as a Self catered villa concept. If you want linen and towels to be changed daily we are happy to offer you this service for an extra cost which you need to confirm when doing the booking with us.

  Check in any time after 12 pm and Check out is at 10 am please. (Defaulting will result in forfeiting your full security deposit.) This is to ensure that the next guests are not kept waiting to check in. We do our best to accommodate your request if we do not have a check in/ check out on the same day. Please understand this from our business point of view.)

  Check in/ Check out after 6 pm and before 9 am will attract an unsociable hours surcharge of INR 1,000 per request and must be informed to us 12 hours in advance. The responsible housekeeper/supervisor for Checkin/Checkout or any issues that may arise at the villa. You must contact/phone the supervisor allocated to you via email or Whatsapp. This is to ensure you get the best quick service.

  50% of the rental fee is required to confirm the booking within 12 hours and is strictly non-refundable under any condition.

  On arrival, during the registration process the pending holiday balance is payable in cash along with the security deposit. Walkin Guest need to do full payment on arrival. Please note the rooms will only be accessible once the registration + ID proofs are given and payment is completed..

  A security deposit of INR 10,000 cash is taken against breakages, loss, theft and damage etc. and is refunded upon departure as long as the villa is returned in the same condition it was given.

  Payment receipts are issued on request by Accounts Department after 24 hours via email/hard copy on receiving the payment in office. Receipts are not issued at the villas by Supervisors/Managers on duty or during check in process. The prices mentioned on our website is exclusive of GST. Note: w.e.f. 1st July, 2017 you will be charged 18% tax.

 If you break or dirty or damage anything in the villa. You must fix or replace or pay for it.

  Once the booking is confirmed for 'X' number of people, no reduction in the price will be accepted if the number of individuals decreases.

  If an extra individual are found residing in the villa, we shall deduct an extra fee per person from the security deposit for that day. The booking is only for the guests who have paid for the facilities.

  No Smoking inside the villa please. You can smoke outside the villa in the garden area or in the balcony. We need the rooms smelling fresh for our next guest. If found we may ask you to leave the premises and security deposit will be forfeited without discussion.

  We have a staff quarter at Phase 1, 2, 3, 5 and 10 where the supervisors/security gaurd resides.

  For swimming pool villas - The person doing the booking is responsible for all individuals (including children) using the pool during your entire stay. Swimming Pool accessible ONLY between 8 am -8 pm.

  You are kindly requested not to play loud music or make loud noise between 7 pm to 7 am as this is a peaceful neighborhood.

  Strictly no drugs or illegal substances allowed in or around the villas or any unsolicited business.

  If there is a power cut only the lights and fans will be operational in all rooms. AC will not function.

  Any changes to your booking must be sent via email and confirmed by us. Modification by verbal communication will not be accepted.


  Playroom will only be open from 10am to 4pm, whilst the housekeeper is on duty. It will be kept locked once the housekeeper leaves the premises.

  Kindly respect the toys in the playroom as it has to be used by other children thereafter.

  Children must be supervised at all times by the parents.

  The gallery main doors will be kept locked at all times and cannot be kept open. This for the children safety.

  Toys should not be removed/moved from this playroom to any other parts of the house.

  Any missing or broken items will be deducted from the security deposit.

  The playroom will not be kept open on the date of check out.

  Minimum 3 children above the age of 4 years are required to keep the play room open.

  Playroom is given FREE for fully occupany of all 9 AC bedrooms. If you occupy less than 9 bedrooms extra cost of INR 3000 per day applicable.

  Footwear is not allowed in the playroom.

CHARGES FOR EXTRA SERVICES BY HOUSEKEEPER ( To be paid to the housekeeper directly)

  Breakfast for 6 people - INR 500 (For 12 people – INR 1,000 applicable )

  Preparing Lunch or Dinner for 6 people consisting of 5 dishes :- INR 1000 (For 12adults – INR 2,000 applicable) per meal ( Material to be purchased by the guest and given to the housekeeper or housekeeper can procure the items for you for an extra cost. Phone Number of Housekeeper on Request if interested)

  Baby sitting- For 8 hour :- INR 2000

  Cleaning your utensils after your cooking if needed one time:- INR 100 (Please note if the housekeeper cooks for you, it's his/her duty to clean and wash all the utensils.)

  Laundry - 7 items in washing machine - One time load :- INR 50

Optional Third Party Services: - Please confirm at the time of booking.

  Using WiFi Internet with a speed of approximately 1 Mbps (INR 1000 for 4 days) - This service depends on GWAVE (internet service provider in the area). Wifi at all villas is accessible from the living room area only.

  Weber BBQ for rent with coal + petroleum jelly (Available for INR 2000 for 1 time use) and provided for one day only.

  Car Rental (contact details of Local reliable services will be provided to you after your booking is confirmed)
